New homes to help tackle Northumberland need

A sneak peek inside our new homes in Guidepost – some of the most energy efficient we’ve ever built!

The Guidepost Square homes, together with 27 properties under construction at nearby Willow Farm in Choppington and 32 homes planned to start on site this month at Stakeford Crescent, are being built specifically with local people in mind.

The properties will be let at an affordable rent making them significantly cheaper than private market rents.

In total, we are investing £12.8m in building the new properties, with £4.8m of that sum coming from a Homes England grant.

The Guidepost homes, built by our contractor NB Clark Morpeth, feature a mix of two and three bedroom properties in the centre of the town.

The new homes are fitted with the latest technology including air source heat pumps and photovoltaic panels which will generate clean, renewable low carbon electricity, keeping residents’ bills low.

All the new Guidepost properties are SAP ‘A’ rated and achieve NetZero, with a 100% reduction in regulated emissions, which goes beyond the proposed Future Homes Standard – making them amongst the most energy efficient homes in the country.

Jeff Boyd, Bernicia Development Director, said: “These high quality homes will help tackle a growing need for affordable housing in south east Northumberland, an area soon to be served by the new Northumberland Line with all the economic opportunities it will bring.

“Bernicia recognises the anchor role we play in building and supporting communities right across the North East. We have more than 300 homes currently under construction across the region from Berwick to Gateshead and aim to build 800 properties in a four-year period by 2026.”

Old empty commercial premises which had started to attract anti-social behaviour were demolished to make way for the new Guidepost homes which feature bat and swift boxes to help wildlife.
